Performed thorough home on inspection single family colonial house built in 1936 and additional inspection on detached single car garage. Provided electronic copy (pdf format) of incredibly detailed inspection report written in narrative form including digital photos of the house overall and of particular areas of concern.
Member Comments: Wayne was very knowledgeable and helpful. My husband and I are first time home buyers. I grew up in a region where most houses are new and I was concerned about the types of problems that older houses can have. Wayne patiently answered all of our questions during the inspection process and gave us suggestions for how best to care for and maintain the house. He explained what problems with the house needed to be addressed immediately and what issues could be addressed on a longer time scale. His inspection report was so thorough that we were able to get reasonably good quotes on how much some repair work would cost by sending the relevant pages to the asbestos removal company, contractor, etc. I called Wayne with more follow up questions a week after he sent us the report and he was still happy to answer my questions. When I originally found out that home inspections cost hundreds of dollars, I couldn't imagine why they would be so expensive, but after working with Wayne I feel like it was money well spent

Wayne was on time, extremely thorough and shared the good... and the bad without adding unnecessary color commentary. His report was delivered via email within 24 hours and included pictures and details of the inspection. We really liked his style and professionalism.

He was very thorough, and not in a hurry to get to the next job. He explained what he found as he went along, and pointed out some concerns, and then reiterated them in the report. The report was very thorough and will be useful not only for the pending purchase of the home, but for future maintainence issues. The use of pictures with arrows pointing to the area discussed within the report made understanding the report very easy, and much more useful. He answered all our questions completely and gave us an understanding of what issue was, and what it possible impact it could have in the future. His availability for follow-up questions is an outstanding added benefit.

I was very impressed by Wayne Robbins, owner of Pro-Tech Consultants. We were purchasing a large home built at the turn of the Century. Wayne was very knowledgeable about issues common to older homes. He spent an entire day (9:30 a.m. to 5:15 p.m.) at the home. We received his report via email only 28 hours later. The report itself was very comprehensive (59 pages long) with lots of color photos to aid our understanding. The report was not a form check-list (which we have received from other home inspectors), but rather a detailed narrative. I felt the cost was fair especially given the time and effort that went into his work. Finally, Wayne was an easy-going, good guy who was enjoyable to work with.

Wayne was right on time. He is a courteous and thorough home inspector. He was able to detect hidden roof leaks and most importantly, he saved our lives by finding an existing gas leak today!!!! The gas company was immediately called and fixed the leak while Wayne was still there. WOW. This was worth every penny! We were lucky today and thanks to Wayne, we are alive! Both our cats warmed right up to him so one can always tell something about people when animals find them friendly.

The condo that I was looking to purchase was inspected by Wayne Robbins, the owner of Pro-Tech Consultants. Wayne was very thorough and professional throughout the whole inspection. The next day he provided me with a detailed inspection report that was complete with explanations and photos of the issues that he came up against. Wayne gave me the leverage that I needed to negotiate the price of the condo and he saved me thousands of dollars! I would recommend him to everyone, he is a very good home inspector.

The inspection went very well. It took about 2 1/2 hours because Wayne is very thorough. After the verbal consultation he wrote up a report detailed comprehensive report that I received the next day. No check list here....the report covers all the issues that my condo had in detail. Wayne answered all of my questions and gave me the confidence that I needed for my purchase.!

Description Of Work: Wayne performed a home inspection on my new Condo in Cambridge, MA -- the cost was less due to not being able to test electricity, heat, water, etc.
Member Comments: I spoke to Wayne through email and phone to estimate the cost -- I'm buying a Condo which is not yet complete. Due to lack of being able to test water, electricity, heating and cooling systems, etc. -- Wayne was very kind to keep reducing his fees as the time spent was less. Despite not being able to check everything, I felt his estimates were accurate, his work exceptional -- I really learned a lot about my new home going through the process with him. I especially appreciated his technical savy -- I work in the Technology field. Wayne took digital pictures, and emailed me a PDF of his report (referencing the digital pictures, which he'd even enhanced with arrows, etc. pointing at issues). I even received the report the same day as the inspection! Due to being unable to check a number of things -- he explained to me what checking I should do before close -- and included this information in the report. Wonderful experience!
